Future Tenants

Thank you for your interest in the rental property listed with our firm.

To qualify for a property:

  • View the property at an open house
  • Fill out an application, filling in all spaces, and sign it.
  • Give application to agent, or bring to office (do not leave in vacant property).
  • Give credit check fee to agent or bring to office.
  • Read office policies for amount to credit check, and for other information.
  • Download  Application Form

Application fee and timeline
Our Application Fee is $25.00 per applicant.  This fee will be due when you turn in the application. Every part of the application should be answered completely.  We generally need 3-5 days to process the information you provide.  Delays may be caused by unavailable landlords, employers, etc.

Landlord Verification
We will contact your current and previous Landlords for a rental history.  Your application may be refused if you have ever been evicted from any property.

Office Policy Regarding Income
Your total monthly income is one of the most essential items on your application. The total monthly rent should not exceed  one-third of the applicant's monthly income.  You will most likely derive your income from your primary job; however, we will consider any other income sources you want to list on your application.

We will contact your employer to verify your monthly income, your length of employment, and your job stability. We may call other sources if you list them as additional income.  If you are self-employed, we may require copies of your income tax forms.  If we have difficulties with income verification, it is your responsibility to provide that verification.

Credit History
We will contact the local Credit Bureau to review your personal credit history. Your application can be refused if your credit report shows a history of unpaid judgments, liens, charge-offs, repossessions, or repeated late payments.  You are entitled to a copy of the report.  

Leasing Requirements
Once your application has been approved, we will arrange an appointment with you to sign our Residential Lease Agreement. You will be required to pay the security deposit to secure the property for you.  If you do not fulfill your commitment to move into the property, your holding deposit will be forfeited.

At the time of your move in the First Month's rent will be due.   Your second month will be prorated if you move in after the 1st of the month.   All rent and deposit will be paid in Cashier's Check, Money Order, or bank guaranteed check.  This will be true throughout the tenancy.

Agency Disclosure
Our Company provides rental services for property owners. We represent their interests in all rental transactions. Rental units are offered to the best qualified applicant and not on a first come, first serve basis.
