We strive to make your investment as profitable and trouble-free to you as possible. We keep your property rented at a current rental rate to tenants who help maintain your property. With the understanding that individual needs will vary, the terms of particular management agreements will be changed accordingly. Following is a list of services provided:
Advertising and showing the property
- We advertise in the San Jose Mercury News.
- We have a 24-hour ad-line, with a list of all current properties.
- We utilize fee agencies, where ad costs are charged to renters.
- We advertise all properties on our web page with information, pictures and directions.
- We show the property to prospective tenants.
Screening prospective tenants
- All prospective tenants submit a complete application, after viewing the property.
- Credit checks are performed, and include a search for previous evictions.
- Applicants' income and employment history are confirmed.
- We interview the applicant's previous landlords whenever possible.
- When possible, we view where the applicant is currently living.
Implementing tenant selection
- We execute a legally binding lease or rental agreement with addendum covering any additional terms deemed appropriate.
- A Security Deposit is collected, large enough to protect the owner.
- The first month's rent is collected prior to occupancy.
- Prior to move-in, we discuss property maintenance responsibilities to our tenants.
- We walk through the property with the tenant, take pictures, and complete a written Statement of Condition.
Rent Collection (firm and fair)
- Rent is due on the first day of each month with a 5 day grace period.
- If Rent paid after the 5th of the month a late charge is assessed.
- A "3 Day Notice to Pay or Quit" is served if the rent has not been received by the 7th, and tenants are assessed a $25 Service Fee. When used, this usually results in rent being brought current.
Maintenance, Repairs and Cleaning
- Tenants call us if repairs or maintenance are needed.
- Repairs are performed promptly to lessen any owner liability.
- We contract with licensed, bonded workmen, thereby lessening owner's liability.
- Major repairs must have owner's prior approval before we begin any the work.
Inspections
- We compete a room-by-room "Statement of Condition" with photos at move-in.
- We do an interior inspection at least annually.
- We frequently drive-by the property.
- At move-out, we inspect the property and compare condition with the condition at move-in. Any deviations determine the basis for possible deductions from the Security Deposit.
Record keeping and Administration
- Monthly, we send statements and checks, to the property owner, by the second business day after the 5th.
- Photocopies of invoices for work performed are forwarded with the statements.
- We can send rental proceeds to you, directly to your bank, or make other arrangements as you need.
- We can make your mortgage payment, pay property taxes, insurance bills or Homeowner's Association Dues in, as long as the rent is greater than the payment.
- We maintain a reserve fund with mutually agreed amount for emergency repairs.
Fees
- Our fees are fair and competitive.
- The Leasing fee is the cost of finding a qualified tenant and is $350.00, plus actual advertising costs.
- Should a tenant move out in less than 12 months, we will re-rent the unit with no leasing fee to the owner
- No leasing fee is charged if your rental is currently occupied.
- The Management fee ranges between 8-10% of the rent collected, and is specified in the Property Management Contract. No fees are collected if you are not receiving rent.
- This fee covers all costs associated with timely rent collection and processing, debt servicing, property maintenance and repair, communications with tenants on your behalf, and any crisis management.
