Application Selection Criteria

Thank you for your interest in the rental property listed with Aborn Properties.

How to Apply for a Property
  • View the property
  • Complete the application available at www.abornproperties.com, choose Available Properties and fill in all of the fields.
  • Attach a PDF of 2 paycheck stubs for each applicant or bring to the office.
  • Pay the application fee online of $30 per applicant.
  • Income will be verified and a credit check will be completed for all applicants.
Application Policies
  • Applications are required for all occupants 18 years or older.
  • Applications must be complete and include name, address, and phone number of at least 2 landlords, including present landlord. An incomplete application will not be processed.
  • An application fee of $30.00 per applicant is due with the application. Checks should be made to Aborn Properties. This fee is non-refundable, regardless of result of application, and is not considered rent or a deposit.
  • The gross income of all tenants must exceed 300% (3 times the rent). Income verification from employer may require signed authorization by you for the release of information. A copy of a recent pay stub may be required to verify income.
  • A copy of your photo ID will be taken at the time the lease agreement is signed.
  • Application approval process may take up to 3-5 business days, depending on availability of previous landlords, employers, etc.
  • All rent and security deposits will be paid by cashiers check, money order or on-line check. We do not accept cash or personal checks for rent or deposit.
  • If you have been evicted from a property or declared bankruptcy in the last 5 years, you may not qualify to rent a property from Aborn Properties.
  • Income will be verified and a credit check will be completed for all applicants.
Application Fee and Timeline

Our Application Fee is $30.00 per applicant. This fee will be due when you turn in the application. Every part of the application should be answered completely. We generally need 3-5 business days to process the information you provide. Delays may be caused by the unavailability of landlords, employers, etc.

Landlord Verification

Your current and previous landlord will be asked for a rental reference. The application may be denied if a positive rental reference cannot be received.

Income Verification

Applicants will need to verify income that exceeds three times the rental amount. Employment can be verified through one month worth of paycheck stubs for each applicant. We may contact your employer to verify your employment and an applicant may need to complete a release so that the employer may provide information to our office.

If you are self-employed a copy of your tax return for the prior year will be required to verify income.

Income from any other source may be accepted if it can be verified. If we have difficulties with income verification, it is your responsibility to provide that verification.

Credit History

We will contact the local Credit Bureau to review your personal credit history. Your application can be refused if your credit report shows a history of unpaid judgments, liens, charge-offs, repossessions, or repeated late payments. You are entitled to a copy of the report.

Leasing Requirements

Once your application has been approved, we will arrange an appointment with you to sign our Residential Lease Agreement. You will be required to pay the security deposit to secure the property for you. If you do not fulfill your commitment to move into the property, your holding deposit will be forfeited.

At the time of your move in the First Month’s rent will be due. Your second month will be prorated if you move in after the 1st of the month. All rent and deposits will be paid in Cashier’s Check, Money Order, or bank guaranteed check. Electronic bank transfers may be required for rent payments.

Agency Disclosure

Our Company provides rental services for property owners. We represent their interests in all rental transactions.
